The Lofts at Switzer School is an historic adaptive reuse project in the Westside Neighborhood of Kansas City, MO located at 1829 Madison. The historic school complex, dating from 1899 to 1958, served as the neighborhood school site for over 100 years.
After over 20 years of vacancy and disrepair, the complex has been renovated into a multi-family residential apartment development. The revamping of the dilapidated and abandoned property transformed it into a fresh and active site. The new residential units contain a balance of historic architecture and contemporary urban apartment design. Original chalkboards, light fixtures, built-in cabinets and finishes create a shell around a new contemporary pod that includes kitchen, living room, bedroom(s), bathroom and closet in a warm and multi textured community. The Lofts at Switzer School gives the buildings a new life and provides 114 new homes.
Foutch Brothers spent approximately a year evaluating, estimating, designing, securing financing, contracting for construction as well as hurdling the expected political process involved with a project of this scope. The partnership with the Kansas City School District Repurposing Initiative and the City of Kansas City is unique and a great example for future development. The heavy lifting and partnership building led to a July 2015 closing date! As promised by Foutch Brothers, construction began right away in September with final construction completed in December 2016. Over 150,000 square foot makes this one of the biggest school repurposings in the state.
The site was financed with $3.8 million in Federal Historic Equity and $4 million in State Historic Tax Credit Financing along with private local investments from The Private Bank, NTCIC, AIG and US Bank. The total investment to save and renovate this great property was approximately $24 million.
The fist tenant moved in to Building A in September of 2016. Leasing is moving at a great pace, reflecting the predicted need for high quality and unique housing options on the Westside/Downtown Area. Tenants are enjoying their trendy and spacious lofts along with a fitness room, laundry facilities, indoor lounges, gorgeous outdoor patios that include outdoor grilling, sand volleyball, bean bag games, lounge furniture, high-end modern landscaping and a terrific sense of community with access to public transit, urban-sheek bistros, shops and bars all within walking distance.
